NI CO OWNERSHIP HAVE ANNOUNCED THEIR HIGHEST QUOTA IN A YEAR - 19th April 2010

NICOH have raised their quota of applications to 75 for June 2010 which is the highest it has ever been since they announced the quota system.

No Stamp Duty confirmed for first time buyer properties up to £250,000 - The Chancellor - 24th March 2010

In his budget speech the Chancellor Alistair Darling has announced that Stamp duty on property sales up to £250,000 will be suspended for those buying their first property for two years from 25th March 2010.

He went on to say the change will be funded by a planned increase in stamp duty to 5% for properties costing more than £1m, however this will not be implemented until April 2011.

Currently, stamp duty for buyers of properties worth more than £500,000 is 4% of the purchase price. It is 1% for properties between £125,000 and £250,000. For properties between these brackets stamp duty is 3% of the total purchase price.

Key points for first-time buyers:

Ø No stamp duty on purchases up to £250,000

Ø Buyer (or all buyers if joint purchase) must not have previously owned a property anywhere in the world

Ø Completion date must be on or after 25 March 2010 and before 25 March 2012

Ø Property must be your only or main home

Follow up on the First Time Buyer Info evening at Lisburn Civic Centre - 18th February 2010

Our evening was attended by 88 people who were all looking to make that first step onto the housing ladder. They were able to benefit from free advice from our mortgage advisors, from N.I Co Ownership advisors, local estate agents and local developers in the area. There were also two £100 gift vouchers given away by Creations to help with starting the important job of furnishing your first home. Everyone went away much more informed than when they came and agreed it was an enjoyable informal way to gain further information rather than just surfing the 'net. There were also 2 apartments sold on the night by a local estate agent.

The Mortgage Shop announces First Time Buyer Information Evenings - 20th January 2010

We are hosting a number of information evenings for first time buyers starting with one in Lisburn on the 18th of February. These evenings will be attended by local estate agents displaying their first time buyer properties, local solicitors, NI Co Ownership advisors and ourselves. The aim of the evenings is to provide all the information that someone planning to buy their first home this year will need under one roof and to make contact with various professionals in an informal evening. Housing Purchases and House Prices still rising despite the Chancellor announcement

In the past few weeks lenders have been putting back up the “open for business” signs in their windows again with the biggest fall in fixed rates since the start of 2009 and the number of first time buyer products at their highest since May. This is unlikely to be affected by the Chancellor’s announcement this week that Stamp Duty Land Tax is being re-instated at the £125,000 level again from January 2010.

This means that any purchases over this amount with incur stamp duty starting at a rate of 1%. This means a minimum of £1,250 is added to the cost of purchasing a house above the value of £125,000. From September 2008 until 31st December 2009 this was charged on purchases above £175,000.

House prices are rising slowly but are still very affordable and with lenders’ criteria easing we hope to continue to see our first time buyer enquiries rising in 2010. It is even more important now that a first time buyer taking their first step onto the housing ladder seeks independent mortgage advice as there are several new deals available for those with 10-20% deposits and these are on the increase

Due to the continued high levels of first time buyer interest in Co Ownership Housing the scheme has announced a draw system for aspiring first time buyers hoping to make the June Co Ownership applications quota.
